$45,000
Two lots sold together in the Villa Nova subdivision, with Grand Lake at the end of the road. The lake is within walking distance, the St. Marys Boat Club and the state park campground are nearby, and boat docks may be available to rent in the area. Combined, the lots measure approximately 100 x 110 feet. City water and county sewer.
218 Villa Nova Boulevard has a vacant 1968 two-bedroom, one-bath mobile home (60 x 12) with a 10 x 12 room addition. The stove, refrigerator, washer, and dryer all work and stay with the property. The washer and dryer are about two years old.
218 1/2 Villa Nova Boulevard is vacant and still has the cement pad and hookups from a previous mobile home.
That gives buyers a few directions to go. With both lots, a home could be built once the existing cement pads are removed. Two lots are required to build. Whether a new mobile home can be moved onto the empty pad, or placed on the lot after removing the current one, is up to St. Marys Township zoning. Buyers should confirm with the township zoning inspector before writing an offer. Sold as-is.
